Today we’d like to introduce you to Sydney Carty Vazzano
Sydney Carty, we appreciate you taking the time to share your story with us today. Where does your story begin?
Like many people, I didn’t have an expansive plan as to how my life would pan out when I was 23. I was in college from 2015-2016 to become an art therapist for differently abled children, but I quickly realized that career was not sustainable for someone who cannot compartmentalize work from home. After some challenges with and work put into my mental health, I left college to work in restaurants like Railgarten and Houston’s until I found my path. One day in 2019, a guest came into Houston’s and asked if I had ever considered a career in real estate. I knew what I wanted from my career- one where I got out of it what I put in, one where I could make my own schedule, one where I could contribute to combatting racial and inequity, and one where I could help people. Real estate checked all the boxes, and then some. The more I thought about it, the more it made sense for me with my outgoing and driven personality type.
Finally, in 2020, I began real estate school! I had my license and affiliation with Crye-Leike, Realtors by 2021. Real estate was definitely my thing. I loved working with first-time homebuyers and young people to help them achieve homeownership. I learned that it was far more attainable than most people think it will be for themselves! Crye-Leike gave me my footing, my education, and my confidence, while helping me to balance my full-time job with real estate.
In 2024, I transferred to Coldwell Banker Collins-Maury, Realtors. This brokerage feels like home to me. In my short 5 months here, I have learned invaluable information about client-relations, marketing, and the ins-and-outs of the real estate business. It becomes clearer to me every year that this career path is mine for the long haul. I am so grateful for the clients that have become friends, and the opportunities I have been granted to play an integral role in such a milestone in people’s lives. I revel in the chance to set my clients up for success for their futures.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
Real estate has its ups and downs! It can be inconsistent and frustrating. There are times when you aren’t sure when your next paycheck will come. There are moments when finding what’s best for your client requires immense creativity and patience. Real estate is all about dedication and balance. If you slack off, your business immediately suffers, and it can be difficult getting that rhythm back. Realtors work evenings and weekends, so finding that rhythm and balance in the first place can be challenging. Balancing work and life can be tricky when you don’t have set hours, so prioritizing your mental health for the sake of longevity is crucial. There have been moments when I have questioned everything; then I’ll get to serve a client again and I immediately remember why I’ll be doing this for the rest of my life! I learn something new every single day in this field.
One major challenge with a career in real estate everyone can agree on, particularly in Memphis, is working out of a highly saturated area. Memphis has about 560 active real estate agents, compared to an adult population of 475,000 people. That means there are about 850 potential clients per Realtor in Memphis! I am grateful Memphis real estate agents are wonderful to work with 99.9% of the time; the “competition” isn’t very cutthroat as one might expect!
Appreciate you sharing that. What should we know about Sydney Carty Vazzano, with Coldwell Banker Collins-Maury, Realtors?
I offer home buying and selling services to people all over the Memphis area and surrounding areas. I like to believe I bring a sort of zest to the real estate market. I have always been known for my bold, sunny personality, and over the years of tribulations and growth, I have gained a confidence that has resulted in a powerful, lively professional. I throw myself wholly into my client relationships, putting their needs and future before all other priorities. This has given me a repertoire of exceedingly positive testimonials, citing how I consistently go above and beyond for my clients. From crawling around in attics at an initial showing to going to bat with appraisers for the best home value, I fight tooth and nail for everyone I have the privilege of working with. I particularly love working with first-time homebuyers, young people, and the members of my immediate community in the Vollintine Evergreen area. I revel in helping bring to life the dream of homeownership, especially for those who did not deem it feasible for themselves. I pride myself on being a VECA (Vollintine Evergreen Community Association) member, and I am in the process of becoming a member of multiple committees, such as the Greenline Committee and the Communications Committee. I am also proud to be affiliated with Coldwell Banker Collins-Maury, Realtors, currently celebrating their 5th anniversary! This brokerage has equipped me with a family of fellow agents that prioritize education, client needs, and community.
What sort of changes are you expecting over the next 5-10 years?
While not everyone agrees, real estate agents will always be essential. Agent-assisted homes sell for an average of 26% more than FSBO (For Sale by Owner) homes! Technological advances will not make agents obsolete but rather strengthen our abilities and skillsets by providing us with additional tools to succeed! From virtual tours to AI-driven market trend analyses to improved marketing to streamlined paperwork in transactions, agents can and will equip the growing technological world to better serve our clients and grow our businesses.
I expect to see a drastic increase in the importance of eco-friendly choices. We can expect to see far more energy-efficient homes with features like “green” windows, solar panels, smart thermostats, and water-saving systems.
More affordable housing will likely be on the menu in the next 5-10 years. Whether it is through rezoning (prioritizes multi-family housing rather than single-family larger homes on larger lots), developer incentives (government tax breaks, reduced fees, quicker approval), or housing projects, our growing population paired with housing unaffordability will demand change in the near future.
