Today we’d like to introduce you to Stephanie Wade
Hi Stephanie, we’d love for you to start by introducing yourself.
As the founder and CEO of JS Real Estate, my journey began with a deep passion for seeing more progress and making a meaningful difference in my community, particularly in minority and disenfranchised areas. I believe that redeveloping the built environment can have an immediate and transformative impact on the people who live there. When individuals witness positive changes around them, they may already understand the value of their community. However, these tangible improvements can reignite their pride and inspire deeper commitment to investing in its growth and future.
For me, it’s not just about real estate; it’s about the people. If I can combine revitalizing a space with restoring a historic structure that is deeply tied to the history of that community, it’s even more meaningful. The value is not just in the buildings themselves but in the stories and the people they represent. This philosophy guided me to start JS Real Estate, where we focus on projects that not only uplift neighborhoods but also preserve the historical and cultural significance that defines them.
Over the years, I’ve had the opportunity to contribute to positive change in various cities, including Memphis, where we’ve worked on projects that have sparked transformation in both the built environment and the community’s spirit. Every project we take on is another step toward creating spaces that are not only functional but also rich in history and purpose, helping to show that the true value lies within the people and the stories they carry.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
No, it hasn’t been a smooth road. There have definitely been challenges along the way, and it’s been a constant process of pushing through and learning. One of the significant hurdles has been dealing with property titles, which can be incredibly complicated and time-consuming, especially when working in areas where property records may not be well-maintained or are difficult to trace. This has made navigating projects a bit more difficult, but it’s been a valuable lesson in persistence and attention to detail.
Another struggle I’ve faced is the negative stereotype of being a developer, particularly as a woman of color in this field. People often expect developers to be corporate giants, and breaking through that preconceived notion and earning trust has been tough. I’ve had to work extra hard to show that my intentions are rooted in community building and restoring history, not just making a profit.
Securing financing has also been a big challenge. As someone new to the industry, I don’t have the established track record or collateral that many lenders look for. Without a recognized brand or a proven portfolio, it’s been difficult to convince investors and financial institutions to back my projects. These struggles have often made me feel like I’m working against the odds, and I’ve faced a lot of internal doubts, wondering if I’m out of my league or doing too much.
I constantly have to overcome those negative thoughts and the imposter syndrome that comes with being in an industry where I feel like I don’t always fit the mold. But with each challenge, I’ve learned to rely on my determination and the passion I have for improving my community, especially in ways that are meaningful to the people who live there. Despite the obstacles, I remain committed to my mission of creating positive change, one project at a time.
Great, so let’s talk business. Can you tell our readers more about what you do and what you think sets you apart from others?
JS Real Estate is a real estate development firm with a strong focus on revitalizing communities through historic preservation and sustainable redevelopment. We specialize in transforming underutilized or dilapidated spaces into vibrant, functional areas that align with the needs of the community while preserving the historical and cultural significance that defines them. Our work is deeply rooted in the belief that the true value of a property lies not in the building itself, but in the people and stories that it represents.
What sets us apart is our unique approach to development. We focus on projects in underserved or minority communities, particularly those that are often overlooked or disregarded by traditional developers. We aim to bring real change to these areas by combining modern design with the preservation of historic structures, creating spaces that are both functional and reflective of the community’s history. We are not just about constructing buildings; we are about building trust, creating jobs, and contributing to the long-term success of these neighborhoods.
Brand-wise, I am most proud of how JS Real Estate has become known for our commitment to community-centered development. We work hard to ensure that every project we take on contributes to the social and economic health of the area. What I want people to know is that when they work with us, they’re not just working with a real estate firm; they’re working with a team that cares about history, culture, and, most importantly, the people who make up these communities.
We offer a range of services from real estate development and historic preservation to project management and community engagement. Whether we’re revitalizing a historic building or collaborating with local organizations, we are driven by our mission to make a lasting, positive impact. We believe in making meaningful changes, one building at a time, and working with partners who share that vision.
How do you think about luck?
I don’t believe luck has played a significant role in my life and business. Like my fiancé Leonardo always says, it’s not luck but by the grace of God. Every step I’ve taken has been guided by a combination of hard work, perseverance, and faith. The challenges I’ve faced, from securing financing to navigating the complexities of historic preservation, were not overcome by chance but through resilience and a deep commitment to my purpose.
In business, there have certainly been moments where things seemed to fall into place, but I attribute those moments to timing, preparation, and the people I’ve surrounded myself with. I’ve learned that success is rarely about luck—it’s about staying true to your vision, pushing through the struggles, and relying on a strong sense of purpose. Each setback or challenge has only strengthened my resolve to keep going and do the work that I believe is meant for me.
